Portfolio Assessment
We start with a single conversation. You walk us through your properties — unit count, current rents, vacancy history, and any pain points. We assess fit and confirm that the 10% model makes sense for your portfolio before anything is signed.
Agreement & Onboarding
Once we align, we execute a straightforward management agreement. Onboarding takes one to two weeks — we collect property details, existing lease files, tenant contact information, and vendor relationships. You hand off the operations. We take it from there.
Active Management
From day one, Seven Gen handles all five service pillars: marketing vacant units, qualifying leads, executing leases, collecting rent, and communicating with tenants. You are no longer the point of contact for day-to-day operations.
Monthly Disbursement
Each month, collected rent is disbursed to you net of the 10% management fee. You receive a clear owner statement showing gross rent collected, the fee deducted, and your net disbursement. No surprises, no hidden line items.
Ongoing Reporting
You receive monthly performance reports covering occupancy, outstanding balances, upcoming lease expirations, and any notable tenant activity. Quarterly reviews are available for owners who want a deeper look at portfolio performance.

There are four fee events in the Seven Gen model. Each one is tied to a specific, measurable outcome.
Management Fee
10%
of collected rent
Charged monthly on all rent actually collected. If rent is not collected, the fee is not charged. Our incentive is aligned with yours.
New Lease Placement
50%
of first month's rent
Charged once when a new tenant is placed and the lease is fully executed. Covers the full marketing, qualification, and leasing cycle.
Lease Renewal
25%
of one month's rent
Charged once when an existing tenant renews for an additional term. Reflects the work of negotiation, documentation, and execution.
Project Management
10%
of project cost
Charged when Seven Gen coordinates capital improvements or major repairs on your behalf. Only applies when you ask us to manage a project.
